Summary The Electrician/Senior Maintenance Technician will work closely with the Facilities Manager to support all facilities activities at assigned buildings. The position is a point of contact for internal and external customers seeking support and information. The position will perform a wide variety of complex technical tasks related to the operations and maintenance for electrical and mechanical systems, alteration and renovation activities involving carpentry, plumbing, and painting, and tasks to improve, general maintenance tasks for the appearance and condition of the buildings, equipment, fixtures and exterior grounds. The position is periodically on-call to respond to emergencies 24/7 and to work various shifts on days, evenings, weekends, holidays, and during emergencies as needs arise. 

Duties 

Electrician Responsibilities: 

  • • Performs electrical safety tests, inspections, and maintenance (preventive or corrective) on facility-related equipment as assigned or as required by local codes or NFPA guidance. 
  • Operates electrical equipment as designed following OEM or AEM approved procedures. 
  • Complies with applicable Federal, State, NFPA, local codes, and ordinances relevant to facility electrical utility systems operations and maintenance. 
  • Performs electrical testing, inspections and maintenance and installation work per the limitations of your Electrical license. 
  • • Coordinates electrical work with other departments to minimize interruptions to business functions. 

 

Building Maintenance Responsibilities: 

  • Assists the Facilities Manager in all aspects of project implementation as need. 
  • • Supports the Facilities Manager with external contacts as needed. 
  • Represents the Facilities Department in inter-departmental meetings to support and facilitate communication and action between departments. 
  • • Coordinates Facilities activities, work direction and support systems. 
  • Follows-up on the completion of tasks using PDCA (Plan, Do, Check, Act) 
  • • Assists with Facilities team training, equipping and engagement. 
  • Utilizes CMMS system, including retrieving work requests, completing work orders, and enters system data. Priorities work requests and works to ensure urgent needs are met. 
  • • Monitors computerized Building Automation System and checks settings and schedules HVAC units. 
  • Coordinates with contractors or performs repairs and system resets related to life-safety, electrical, plumbing, heating, and air conditioning systems. 
  • Coordinates with contractors or performs indoor and outdoor building maintenance work including touch-up painting, carpet and floor tile repair, sheetrock, and other similar activities. 
  • Coordinates with contractors or performs removal of snow from sidewalks and parking lots before and after working hours. 

 

 

  • Coordinates tasks and assignments with other Maintenance Techs and provides instruction when needed. 
  • Responds to requests for assistance with buildings after-hours as needed. 
  • • Sets up conference rooms. 
  • • Responds to calls and emails from supervisor, switchboard and internal customers. 
  • Responds to fire alarms and emergencies in accordance with established policies and procedures. Performs security functions as needed. 
  • Understands and follows facility specific operating, maintenance, and safety processes, i.e., Infection Control processes, Interim Life Safety Measure processes, Electrical Safety, Fire/Life Safety and Fire Drill processes. 
  • Coordinates department and company moves according to space plans provided by the Facilities Manager. 
  • Performs customer-initiated work requests such as assembling components, responding to hot/cold calls, installing new equipment and fixtures, assisting with project-related work, assisting with set-ups and removal of equipment, moves office furniture. 
  • Performs additional duties as required to support the overall effectiveness of the department and organizational performance in accordance with GEHA’s Mission, Vision and Shared Values. 

 

Education Requirements 

A high school diploma, a trade school or industrial diploma or certificate or equivalent is required; an Associate degree or equivalent is preferred. 

Experience Requirements 

  • • 5 years maintenance/support services work or related experience in a commercial property setting in a senior or lead role; along with 3 years of full-time journey-level skilled experience preforming System/Equipment Preventative Maintenance, and complex building maintenance, including HVAC, electrical, and plumbing tasks 
  • A Limited Maintenance Electrical License (LME) is required, a Limited Supervising Electrician or General Supervising Electrician’s license is preferred 
  • Knowledge of the safe operating methods of equipment and tools and safety regulations used in various skilled building maintenance activities. 
  • Skills for reading and interpreting schematics, drawings, instructions, and blueprints. 
  • • Ability to operate power and hand tools correctly and effectively. 
  • Requires the ability to maintain and operate commercial type plumbing devices, lawn equipment and furniture moving equipment. 
  • Ability to use and interpret various gauges and meters used in building maintenance. 

 

Other preferred skills: 

  • Must complete OSHA 10-Hour General Industry certification within one year of employment. 
  • Must have strong interpersonal skills and ability to work in a team environment. 
  • A high level of self-awareness, receptivity to change and integrity 
  • Responsibility for follow-up on actions based on various team projects. 
  • High organization skills in managing multiple projects simultaneously 
  • Ability to perform and oversee complex projects using independent judgment and personal initiative.

  • Extensive use of computerized maintenance management systems (CMMS) and Building Automation. 
  • Ability to work in extreme weather conditions and varied shifts, including evenings, weekends, and holidays. 
  • Ability to stand and walk for long periods of time including maneuvering up and down ladders and stairs. 
  • Microsoft Suite of products including Excel, Outlook, Word and PowerPoint
